ok. so in jan 2020, bob noticed that the ceiling was leaking...
and that the paint is peeling off!

Ceiling Leaks - History:

1. Jan 2021 - both toilet ceiling has water leaks. reported to HDB

2. HDB does waterproofing for unit upstairs - their master & kitchen toilet

3. kitchen toilet still leaking and paint is peeling

4. HDB checks upstairs and found leaks comes from under toilet bowl in kitchen toilet. will need to do waterproofing works under toilet bowl - HDB took ages to get approval from HQ to do these works.

5. HDB does colour test for master toilet upstairs - no leaks.

6. on the same day, they did waterproofing works for toilet bowl in upstairs unit kitchen toilet.

7. takes 2-3 weeks to dry

8. master bedroom/bathroom upstairs colour test

- HDB found no further leaks on master bedroom & master toilet ceiling

9. 17 aug 2021 - HDB checks kitchen toilet and found no leaks.

17 Aug 2021 - HDB will re-check 2-3 weeks later

as the ceiling concrete needs a few weeks to dry out.

Town Council

- to do waterproofing works for external building wall

as master bedroom/bathroom walls & ceilings are damp and peeling.

Thank you for your email.

I’ve already checked with my contractor base on the pictures you’ve send, they will do the works from the outside. We won’t be coming down next week to do another round of checking. The work will be done within 2 months subject to weather condition.

hi Ms Syafiqah,

thank you for your phone call and email.

good thing you emailed.

i need some clarification about your request.

HDB estate officer, Mr Kenny Tai (tel: 64121636) told me that he has emailed you a few weeks back. He said that he reported to you what he saw from our unit and concluded that the wall surface outside has lost its waterproofing protection (especially the area outside the master bedroom and master bathroom of our unit). he then informed me that it will be AMK Town Council (not HDB ) to follow up and carry out the required maintenance/repair and waterproofing works on the exterior wall of the block.

i thought HDB had given you enough information and you were arranging for the contractors to carry out those waterproofing works next week.

please clarify if

waterproofing works outside the unit are to be carried out next week
and will there be works needing to be done from within our unit as well?

if you need to enter the unit interior, can your crew make it between 9-11am on a weekday, eg next thu or fri? i will need to check with our tenant and my schedule if we are both available.

for your reference, i've attached some photos

the window sill - eroded concrete,
mouldy bedroom wall (plaster had fallen off),
master bedroom ceiling - stains and falling plaster
and a view of the wall outside.

do note that the plaster/paintwork of the master bedroom & bathroom ceiling had peeled and we have scraped them off to observe for any other leaks or stains, as advised by HDB.
